Why metal buildings sweat — and why foam stops it

Bare or batt-insulated metal buildings can’t stop humid air from reaching the cold metal surface, so condensation forms on the underside of the roof and runs down the walls. In a climate with roughly 55 inches of rain a year and regional humidity around 80–90% many mornings, that’s a near-constant battle. Closed-cell spray foam sprayed directly onto the underside of the metal seals it completely: because the foam is, per the DOE, an air barrier and essentially moisture-vapor impermeable, humid air never reaches the steel to condense. The building goes from dripping to dry.

Why closed-cell for metal. This is a textbook closed-cell application. Its rigidity adds strength, its high R-value (about R-6 per inch) performs in a thin layer, and above all its moisture-barrier property is what actually stops the condensation. Open-cell and batts simply can’t match it here — and FEMA’s recognition of closed-cell foam as flood-resistant is a bonus for buildings that sometimes flood.
